Background

Zhongyue Construction’s sales team wanted to use property-management quality as a differentiator for a residential development, building buyer confidence in long-term living value. As Training & Development Project Manager at SMART, I ran training and employee relations for 105 staff across 35 luxury-community café sites, and owned the overall optimization and business development of luxury-community property management — Zhongyue Songyuan was the flagship case on that line.

What I did

  • Acted as the liaison between SMART and Zhongyue’s sales team, translating the project’s annual sales plan into an annual departmental training plan.
  • Led the concept, script and overall execution of the online short-form videos, making “property service” a visible value.
  • Ran four large events across the year and helped the client deliver 12 marketing-campaign projects in total; scheduled matching training and on-the-job coaching for each.
  • Pitched luxury-community tenders in person, reading client pain points precisely — winning 5 of 6 bids in half a year.
  • Opened 18 cross-industry partnerships through product integration and supplier selection, cutting client costs by 12%+ per month.
  • Ran the parallel “Zhongyue Regale / Shanglin Yuan community-café optimization”: interviewed community chairs, welfare committees, community managers and bar leads, then proposed operations and training plans and delivered management-competency training for the bar leads — securing renewal within a month and holding it for 2+ years.
  • Handled post-event budget reconciliation, project retrospectives and archiving.

Outcome

Customer-satisfaction surveys came back at 86%+ “very satisfied”; the video campaign drew 200K views in a year, 72 units sold, close rate up 277% year over year, NT$300M+ in revenue, and the contract formally renewed once the community management committee was established. Overall it lifted company-wide monthly revenue by NT$7.2M at a 90% renewal rate. The project showed me that translating “service quality” into content and experience can move revenue directly.
